The purpose of the R-1 Residential District is to create and/or
maintain a pleasant low-density residential area, free from intrusions
by commercial and industrial uses. The development of the district
at the maximum densities allowed is to be coordinated with the availability
and use of public water supply and sewage disposal. In the R-1 Residential
District, the following regulations shall apply:
A building may be erected, altered or used, and a lot may be
used or occupied, for any of the following purposes, and no other:
A. Single-family detached dwelling.
B. Single-family semidetached dwelling.
D. Private or public club for swimming, tennis, golf or other recreation,
provided that the principal activity shall not be one which is customarily
carried on as a commercial activity.
E. Agricultural uses in accordance with § 250-48.
F. No-impact home-based business as defined in § 250-8, subject
to the requirements of § 250-64, shall be a permitted accessory
use.
G. Any of the following uses when authorized as a special exception
and subject to the provisions of § 250-110J.
(1) Public or parochial educational or religious, use, in accordance
with §§ 250-51 and 250-52.
(5) Conversion of dwellings in accordance with § 250-45.
(6) Signs in accordance with Article XI.
(7) Accessory use in accordance with § 250-87.
